<br />8A <br />Page 1 <br /> <br />REPORT <br /> <br />To The Honorable Mayorand.City Council <br />From the Cit~Manager <br /> <br />July 23, 2007 <br /> <br />Subject <br />Study Session on the Sequoia Hospital remodel, retrofit and expansion project <br /> <br />Recommendation <br />Review for informational purposes the Sequoia Hospital project. <br /> <br />Background <br />The purpose of the Study Session is to familiarize the Council with the Sequoia Hospital <br />project since it is a large, phased development that will require the Council to take multiple <br />future actions including consideration of: General Plan and Zoning Map Amendments; a <br />Precise Plan; and a Planned Community Permit for the first phase of development, the <br />hospital addition, parking structure and various site improvements. <br /> <br />At the Study Session, staff and the City's urban design consultant will provide a general <br />overview of the planning process and Precise Plan design concepts and Sequoia's team <br />will present project phasing and design specifics. <br /> <br />The Sequoia Hospital project involves the construction of a 148,270 square foot hospital <br />pavilion and a 16,833 square foot central utility plant. Under the proposed project, the core <br />area of the existing hospital will remain and will be seismically retrofitted. In addition, <br />approximately 38,000 square feet of the existing hospital building will be remodeled and <br />11,349 square feet will be demolished to allow for the proposed expansion and building <br />upgrades. The resulting hospital will house 167 beds, the same number as today. The <br />project will also include a new, four and one-half level parking structure. <br /> <br />The site's existing 47,750 square foot skilled nursing facility, located west of the hospital, <br />will also be demolished and incorporated into the hospital. A new 50,000 square foot <br />medical office building will be constructed on the site of the demolished skilled nursing <br />facility. The net new development will be approximately 106,004 square feet of hospital <br />uses and 50,000 square feet of medical office uses. <br /> <br />The applicant is currently not seeking Planned Community Permit approval of the new <br />medical office building. The medical office will come before the Planning Commission for <br />review and approval at a date yet to be determined. <br /> <br />On July 17, 2007 the Planning Commission will be asked to certify the Sequoia Hospital <br />Final Environmental Impact Report.
