I <br /> <br />conducting any environmental review required to be undertaken in association with Lessee's use of the <br /> <br /> <br />Leased Premises and for any and all costs associated therewith, as well as any and all fees, charges, or other <br /> <br /> <br />expenses that may be imposed by the City or other regulatory agencies prior to the Commencement Date or <br /> <br /> <br />at any time during the term of the Lease. Lessee shall provide Lessor with copies of all Lessee's licenses <br /> <br /> <br />issues by the FCC in connection with or relating to the Site. <br /> <br /> <br />Lessor agrees to cooperate with Lessee in obtaining the local permits and other required <br /> <br /> <br />governmental approval, and, without limiting the generality of the foregoing, to execute any applications, <br />maps, certificates, or other documents that may be required in connection with local permits. <br />4.04 Compliance with Laws. Lessee shall not do or permit anything to be done in, on, or <br />about the Leased Premises, or bring or keep anything in, on, or about the Leased Premises, which will in <br /> <br />any way conflict with any law, statute, ordinance or governmental rule or regulation now in force or which <br /> <br /> <br />may hereafter be enacted or promulgated by any public authority. I <br /> <br /> <br />4.05 Condition. Use and Zoning of Premises. Lessor'makes no warranty or representation of <br /> <br /> <br />any kind concerning the condition of the Leased Premises, or the fitness of the Leased Premises for the use <br /> <br /> <br />intended by Lessee, or of the applicable zoning regulations to Lessee's proposed use thereof, and hereby <br />disclaims any personal knowledge with respect thereto, it being expressly understood by the parties that <br />Lessee has personally inspected the Leased Premises, knows their condition, finds them fit for Lessee's <br />intended use, accepts them as is, and has ascertained that they can be used for the limited purposes <br />specified in Paragraph 4.01. <br />4.06 Protection Against Interference. Lessor reserves the right to enter into a lease agreement <br />with any third party for the use and occupancy of the Site, including the Leased Premises. Lessor agrees <br />that it will not grant a lease, license, or other rights to any party for use of the Lease Premises if such use <br />would interfere with Lessee's operation of the Leased Premises. Any future agreements for use of the <br />Leases Premises which permit the installation of communications equipment shall be conditioned upon <br />such users not interfering with Lessee's operation of the Leased Premises. <br />5. MAINTENANCE. REPAIRS. ALTERATIONS. Except as provided in Paragraph 5.03 <br /> <br />below, Lessee shall keep in good order, condition, and repair the Leased Premises, and the improvements, <br /> <br />facilities, and equipment placed on the Leased Premises by Lessee, and every part thereof.
