<br />08/28/2007 <br /> <br />E. Community Benefits. The Project will provide a campus environment to be easily <br />negotiated by pedestrians and vehicles, alike. The site planning allows for open <br />spaces and pedestrian connections between new and existing buildings and from <br />Whipple Avenue, Dove Beeger Park and Alameda de las Pulgas, including <br />pedestrian access from the bus stop on Alameda de las Pulgas. Attractive street <br />frontages along the perimeter of the Project will preserve existing trees and <br />provide attractive visual screening, buffering and transitions from street to <br />campus buildings. <br /> <br />F. Neiqhborhood Compatibilitv. The campus is sensitive to the surrounding hillside <br />single-family residential neighborhood and adjacent neighborhood park. The <br />buildings and open spaces are arranged in a comprehensive manner, to create a <br />functional and aesthetically attractive campus environment compatible with the <br />hillside neighborhood. <br /> <br />G. Job Creation. The economic development goals and policies of the Redwood <br />City General Plan include the creation of more job opportunities. The Project will <br />promote these goals and policies by ultimately generating approximately 150-175 <br />medical service jobs at the campus. <br /> <br />5. Mitiqation Monitorinq and Reportinq Proqram <br /> <br />The Mitigation and Monitoring and Reporting Program (the "MMRP") for the Sequoia <br />Hospital Precise Plan Project is included as Appendix C in the Sequoia Hospital Precise <br />Plan dated August 2007, that was presented to the City Council at their meeting on <br />August 27, 2007, was filed and made available at the Office of the City Clerk, is <br />incorporated herein by this reference, is adopted as part of this resolution herein, and is <br />included in the conditions of approval for the Project. The MMRP identifies impacts of <br />the Project, corresponding mitigation measures, designation of responsibility for <br />mitigation implementation and the agency responsible for the monitoring action. The <br />Project does not have potentially significant adverse environmental effects which <br />exceed or differ from those of the Initial Project, and no additional, feasible mitigation <br />measures are available or necessary for the Project as modified from the Initial Project. <br /> <br />A. The mitigation measures set forth in the MMRP are specific and <br />enforceable and are capable of being fully implemented by the efforts of <br />the City of Redwood City, the applicant, and/or other identified public <br />agencies of responsibility. <br /> <br />B. The City Council will adopt and impose the feasible mitigation measures <br />as set forth in the MMRP as enforceable conditions of approval. <br /> <br />C. The mitigation measures incorporated into and imposed upon the Project <br />approval will not have new significant environmental impacts that were not <br />analyzed in the FEIR.
