Factors such
as population growth, age, income, and employment trends influence the type of housing needed and
households' ability to afford housing. This section evaluates the various population characteristics that
affect Redwood City's housing needs.
Incorporated in 1868, Redwood City experienced slight growth during the 19th century and early 20th
century. The city's first major growth occurred following World War II. Redwood City grew steadily
through the next decades, with a minor decrease in population in the 1970s.
The city's population increased at a rapid rate in the 1980s and 1990s, as there remained vacant land
suitable for development in Redwood Shores. Population growth slowed during the 2000s, with only
1,413 new residents added during that decade. According to the American Community Survey, Redwood
City had a January 2013 population of 78,241 residents, representing a recent three-year increase in
population growth that is almost twice the growth experienced during the 2000s. This is consistent with
the recent housing boom experienced subsequent to the adoption of the new General Plan and
Downtown Precise Plan.
The Association of Bay Area Governments (ABAG) anticipates continued growth in Redwood City
through 2030, with a projected increase in population of approximately 20 percent between 2010 and
2030. This increase is consistent with the County's projected population growth as a whole.
Demographics
Base Year: 2000
Most Recent Year: 2013
% Change
Population
75,412
78,241
4%
Households
28,926
27,787
-4%
Median Income
$66,748.00
$79,419.00
19%
Table 5 - Housing Needs Assessment Demographics
Data Source: 2000 Census (Base Year), 2009-2013 ACS (Most Recent Year)
Number of Households Table
Consolidated Plan REDWOOD CITY 30
OMB Control No: 2506-0117 (exp. 06/30/2018)
392
0-30%
HAMFI
>30-50%
HAMFI
>50-80%
HAMFI
>80-100%
HAMFI
>100%
HAMFI
Total Households
4,295
3,430
5,510
2,425
12,125
Small Family Households
1,330
1,380
2,300
1,215
7,065
Large Family Households
515
520
720
95
875
Household contains at least one
person 62-74 years of age
685
600
1,035
505
1,810
Consolidated Plan REDWOOD CITY 30
OMB Control No: 2506-0117 (exp. 06/30/2018)
392
