objectives of the General Plan, in that the MU -C Corridor, "category allows <br />for the reinvention of key corridors to support major transit and <br />complementary commercial and residential uses, encouraging transit use, <br />bicycle use, and pedestrian activity." With the proposed hotel located on <br />the Broadway corridor, the hotel's employees and patrons would be <br />encouraged (through a Transportation Demand Management program) to <br />utilize the existing SamTrans bus line, as encourage the use of bicycles, <br />pedestrian connections to access the hotel. Additionally, Program BE -10 of <br />the General Plan seeks to: "Revitalize Targeted Sites. Continue to use the <br />full complement of planning tools and legal authority available to revitalize <br />targeted retail sites and areas with older lodging facilities. Create <br />incentives for landowners to upgrade or redevelop their properties." <br />Therefore, the existing use on the project site is a single -story motel that <br />was developed over seven decades ago, and the proposal to develop a <br />new modern hotel, seeks to support the revitalization of an older lodging <br />facility. <br />b. That the proposed use is compatible with surrounding uses. <br />The proposed hotel use is compatible with surrounding land uses, in that <br />the existing use on the property is a lodging facility. The proposed hotel <br />would revitalize and improve the lodging facility to a more modern facility <br />that would complement the adjacent residential and commercial uses. <br />Moreover each guestroom is contained within the interior of the hotel, <br />which reduces opportunities for nuisance activity as compared to a motor - <br />court style motel with guestroom entries and hallways at the exterior of the <br />motel. <br />c. That the use and its associated structures and facilities will not be <br />detrimental to the public health, safety, or welfare of the people and <br />property of Redwood City. <br />The proposed hotel and facilities will not be detrimental to the public health, <br />safety, or welfare of the people and property of Redwood City, in that a <br />hotel is an inconspicuous use which rarely exhibits any noise, odors, or <br />disruptions to a neighborhood. <br />d. That the use and facilities will not adversely affect or conflict with adjacent <br />uses or impede the normal development of surrounding property. <br />The proposed hotel would not adversely affect or conflict with adjacent <br />uses or impede the normal development of surrounding properties. The <br />project location is located on a major downtown corridor. The hotel would <br />be self-contained with all parking located on-site. Employees and patrons <br />would be able to utilize public transportation. The hotel would function as a <br />transition from residential and commercial uses in the area to the <br />downtown area.
