Approve, by motion, Clarity Homes Subdivision Map and accept the dedication of a <br />Public Service Easement. <br />2. Approve, by motion, a Subdivision Agreement with 00 71, LLC, and authorize City <br />Manager to execute same. <br /> <br />BACKGROUND <br />00 71, LLC is the Owner of Record of said real property located at 71 and 77 Oakwood <br />Drive, Redwood City, California. <br /> <br />On May 1, 2007, the Planning Commission approved the Tentative Map to subdivide the <br />parcel into five lots. The Owners offer a public service easement and are required to <br />improve the public street fronting their property. <br /> <br />The Owner's engineer, Lea and Braze Engineering, Inc., has completed the subdivision <br />map, improvement plans, and specifications in accordance with the Subdivision Map Act, <br />Redwood City Ordinances, and to the satisfaction of the City's Engineering & <br />Construction department. <br /> <br />The Owners will post bonds in the amount of $285,000.00, for onsite and offsite <br />improvements associated with new water, sewer, and stormdrain services, concrete <br />work and landscaping.
