<br />REPORT <br /> <br />6.18 <br />Page 1 <br /> <br /> <br /> <br />October 8, 2007 <br /> <br />SUBJECT <br />Subdivision Approval- "Brewster Villas" (532 - 542 Brewster Avenue) <br /> <br />RECOMMENDATION <br />Approve, by motion, the Subdivision Map for Brewster Villas and accept the dedications. <br /> <br />BACKGROUND <br />On July 18, 2007, the Planning Commission approved the Tentative Map for the <br />Brewster Villas. The subdivider, Brewster Investments, LLC, is ready to record the Final <br />Subdivision Map. <br /> <br />The property is located at 532 - 542 Brewster Avenue, off Veterans Boulevard (see <br />attached Vicinity Map). The subdivision consists of the conversion of six existing <br />"townhouse" style apartment units into air space condominiums with a common lot and a <br />new open space amenity. The subdivider has completed the requirements in Chapter 30 <br />of the Municipal Code for conversion to condominium. <br /> <br />The subdivider's surveyor, Turnrose Land Surveying, has completed the Final Map in <br />accordance with the Conditions of Approval, Subdivision Map Act, Redwood City <br />Ordinances, and to the satisfaction of the Engineering & Construction Division. The <br />subdivider offers a dedication of easement for pUblic services, which will be shown on <br />the map. <br /> <br />ALTERNATIVES <br />Council may choose not approve the subdivision. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action.
