0 R I G I N A L 7/15/96 <br /> RESOLUTION NO. 12821 <br /> <br /> RESOLUTION APPROVING THE APPLICATION FOR PLANNED <br /> DEVELOPMENT PERMIT BY ELECTRONIC ARTS REDWOOD, INC. <br /> <br /> (FLATIRONS FUNDING) <br /> <br /> WIIEREAS, an application has been submitted by Electronic Arts Redwood, Inc. <br />as agent for Flatirons Funding, Limited Partnership for a Planned Develnpment Permit <br />for an office campus to be constructed on approximately 42.63-acre site at the comer of <br />Redwood Shores Parkway and Twin Dolphin Drive ("Project"); and <br /> <br /> WHEREAS, a Planned Development Permit is appropriate in this case because <br />the Project applicant proposes to construct buildings that are more than 100 feet tall, the <br />height limit otherwise applicable in the Commercial Park (CP) zone and the issuance of a <br />Planned Development Permit for the Project will make the Project consistent with the <br />existing zoning; and <br /> <br /> WHEREAS, the heights of all buildings will be in conformity with both the <br />safety element of the City's General Plan and the San Mateo County Airport Land Use <br />Plan, bow of which allow building heights of up to 150 feet above the airport elevation; <br />and <br /> <br /> WHEREAS, the design of the Project will minimize impacts on adjacent <br />residential properties, especially when compared to a previously-approved site plan for <br />the Project site; and <br /> <br /> WHEREAS, the Planning Commission held three duly-noticed public hearings, <br /> at which public comment relating to the Project, including the Planned Development <br /> Permit application, has been received; and <br /> <br /> WHEREAS, On June 19, 1996, the Planning Commission approved a Resolution <br /> approving the Planned Development Permit; and <br /> <br /> WHEREAS, on June 25, 1996, the Planning Commission decision approving and <br /> certifying the Planned Development Permit was appealed to the City Council. <br /> <br /> WHEREAS, this City Council has held a duly-noticed public hearing at which <br /> public comment relating to the Project, including the Planned Development Permit <br /> application, has been received; <br /> <br /> EAPDPCCR.DOC 1 <br /> 7/11/96 <br /> 9:34 AM <br /> <br /> <br />
