FINDINGS RELATING TO THE ADOPTION OF THE
PLANNED DEVELOPMENT PERMIT FOR THE
ELECTRONIC ARTS H~ADQUARTERS MASTER PLAN,
REDWOOD PENINSULA, CITY OF REDWOOD CITY

Plan of the City of Redwood City. The '~Findings of Consistency Between the Electromc
Arts Master Plan Project and the General Plan of the City of Redwood City" are hereby
incorporated incorporated by reference.

Finding (2): . The Electronic Arts Headquarters Master Plan project ("Project")
conforms to the goals and purposes of the PDP regulations.

The purposes of the PDP process include encouraging flexibility of design and
development of land in such a manner as to promote its most appropriate use;
encouraging the development of innovative projects which incorporate the highest quality
architectural solutions, building materials and landscaping concepts; and promoting the
most functional and aesthetic relationships between building structures, signs, open space
and parking areas. The PDP is necessary in order to enable the Project applicant to
develop the site as an informal campus office environment through the placement and
massing of buildings and landscaping. This will attract high-quality employers to the
City, provide a pleasant work environment and minimize impacts on adjacent residential
properties. It is an innovative development consistent with the purposes of the PDP
code.

The landscaping concepts are exceptionally functional and aesthetic. The Project's
landscape plan will ensure that shared public pedestrian walkways, recreational uses and
public open spaces are provided. For example, the design of the Project will encourage
pedestrian use and diminish the need for automobile trips by establishing common area
walkways. These walkways link the larger open spaces to each other, as well as linking
the campus to surrounding amenities. Walkways extend the existing Redwood Shores
pathway systems to all major crosswalks, to all new buildings, to buildings outside the
site boundaries, to the proposed shopping center, to the Pacific Athletic Club, to public
paths that lead to Redwood Shores Lagoon, and to the Hotel Sofitel.

Special care has been taken to minimize the visual impact of both garages and
surface lots to the Redwood Shores Parkway. This was accomplished by setting the
parking structures well within the campus, by landscaping the lots, and by surrounding
the roadway edge of the campus with an informal arrangement of trees.

E×HIEIII C
EAPDFPI DOC
