Depending on setbacks, the owner would <br />probably have to expand the footprint <br />of the existing garage to make something workable. Allowing for stairs to that second story would take up at least a third <br />of the available space, and make a second story impractical. <br />A two car garage is probably close to 22 x 20, or 440 square feet, given setbacks and stair considerations a 280 square <br />foot limit is arbitrary and TOO SMALL and renders <br />the project uneconomic and impractical. <br />If your overall goal is both economic and esthetic, then forget the size limit, and work to mitigate impact on neighbors <br />insofar as light and privacy through design elements. <br />My goal in putting together an ADU is to build something I'd be comfortable living in, not some little studio hovel with a <br />hotplate and a Murphy bed. <br />Thanks for your consideration. <br />From: CD -William Chui <wchui@redwoodcity.org> <br />Sent: Wednesday, July 10, 2019 2:39 PM <br />To: <br />Subject: RE: ADU- 140 Elwood Street <br />Hi Todd, <br />Thanks for the email. The size limitations are being considered, however it has not been approved by the City Council. <br />The City Council will review the proposed amendments at a public hearing on July 22, 2019. You can always attend the <br />meeting and provide comments, or you send me an email or letter and I'll forward it to the City Council.
