For a lot size
between 6,000 — 7,500 sq. ft., the recommendation is 45%. However, on June 18 of this year the Planning
Commission recommended the City Council adopt a FAR that would act as a cap on all home projects,
regardless of lot size. This would be a 40% cap. It is my understanding that this home size restriction is to be
voted upon by the City Council on August 26.
My family and I live in the Mt. Carmel neighborhood on a 6,500 sq. ft. lot. We are talking about adding a
second story to our house so that we can gain some extra room and take in my elderly mother. Based on our lot
size and current overall size of our home, a 40% FAR would limit any new addition to less than 400 sq. ft. This
would be a great limitation and would not provide us with the space we need to achieve our goals. It would
also not be economically feasible.
Based on the original recommendation by the Planning Commission, however, we would be allotted a 45%
FAR. This would help us greatly as it would now give us the added space we need and would also make it
economically feasible for us go forward with our project.
I urge you therefore to consider adopting the recommendations set forth in Resolution No. 19-08 on August 26.
A FAR of 45% is not that much more than the alternate recommendation of 40%. To us though, the extra 5%
would make a world of difference.
Thank you for the consideration,
Sincerely,
Terr Markou
340
