(-70 children) - Parking — 389 spaces <br />The proposal entails a family friendly entertainment space on the ground floor fronting EI Camino Real, a <br />child care facility at the southeast corner with associated outdoor space along Cedar Street, office lobby at <br />the northeast corner, and garage access from Beech Street. The entertainment space entry would be at the <br />corner of Beech and EI Camino Real. Upper floors would be office space. <br />Mixed -Use Live/Work <br />The mixed-use live/work zoning designation allows for lower -scaled buildings (3 -stories) but with a higher <br />floor area ratio. The district generally represents transitional areas from lower density residential or light <br />industrial to higher density mixed-use or more, commercial, industrial, or urban areas. The intent of the <br />area is to promote a creative mix of residential, industrial and commercial uses. <br />The current zoning has limited allowed and conditional uses. For example, residential, entertainment, and <br />child care uses are prohibited in this zoning district. Office space requires a use permit if it exceeds 2,500 <br />sq. ft. and retail space also has size limitations. These factors were large drivers in the site and building <br />design. The City is currently processing a zoning and general plan amendment to address challenges in this <br />district as an implementation of the EI Camino Real Corridor Plan. <br />132 <br />
