RESOLUTION NO. 19-10 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF REDWOOD CITY APPROVING AN ARCHITECTUAL PERMIT, <br />CONDITIONAL USE PERMIT, TENTATIVE MAP, AND <br />AFFORDABLE HOUSING PLAN FOR THE 1180 MAIN STREET <br />OFFICE PROJECT <br />WHEREAS, Premia Capital (the Applicant) submitted an application for an <br />Architectural Permit (AP2017-091), Conditional Use Permit (UP2018-006), Tentative Map <br />(TM2018-006), and Affordable Housing Plan to construct a three-story, 109,375 square <br />foot office building (the Project) located at 1180 Main Street and 1190 Main Street which <br />is within the Mixed -Use Live/Work Zoning District; and <br />WHEREAS, on August 12, 2018, the Architectural Advisory Committee (the <br />Committee) of the City of Redwood City conducted a public hearing to consider the <br />Project and voted 2-1 to recommend that the Planning Commission (the Commission) <br />approve the Project; and <br />WHEREAS, a Mitigated Negative Declaration (MND) has been prepared to assess <br />potential environmental impacts that could result from implementation of the Project in <br />accordance with the requirements of the California Environmental Quality Act (Public <br />Resources Section 2100 et seq.; hereafter, "CEQA") and the Guidelines for <br />implementation of CEQA (Title 14, section 15000 et seq. of the California Code of <br />Regulations; hereafter, the "CEQA Guidelines"); and <br />WHEREAS, the Commission is empowered by Zoning Ordinance Article 45 <br />(Architectural Permits) and Article 42 (Use Permits) to act upon applications for <br />Architectural Permits and Use Permits and is also empowered by the Subdivision Map <br />Act and the Redwood City Municipal Code to consider Tentative Map Applications; and <br />WHEREAS, on July 30, 2019, the Commission conducted a duly noticed public <br />hearing, in accordance with all applicable requirements of the State Planning and Zoning <br />Law, the Redwood City Municipal Code, and the Redwood City Zoning Ordinance, <br />Page 1 of 25 <br />ATTY/RESOS/2019/RESO.0081 PC RESO 1180 MAIN PROJECT APPROVAL <br />REV: 07-25-19 PR <br />
