RETAIL
REAL ESTATE
RESOURCES
RETAIL DESIGN STANDARDS FOR RETAIL IN VERTICAL MIXED USE BUILDINGS
• Retail spaces should only be REQUIRED at intersections of two main thoroughfares.
• Those spaces should be designed to be at least 55 ' deep (but no deeper than 60') x a
minimum 16.5' wide.
• The retail space, in vertical mixed use projects should have venting designed into the
vertical building.
• All the retail spaces should have access to a grease trap that meets health codes. This
normally means one full sized (at least 1500 gallons) grease trap for about 4000 sf of
retail space.
• Ceiling heights should have a clear height of at least 15'.
• Parking should be provided, at least 2.5/1000 and be easily accessible to the retail.
Please note that retail spaces whose only parking is behind the retail, but with no walk
thru space tend not to lease up. AS it requires a customer to walk around the entire
building to get to one of the retail spaces. If the retail spaces equal much more than
5000 sf, you should design a breeze way, or walk thru from the garage to the retail.
• Beams- While beams running thru the retail is difficult to get around in a vertical mixed
uses pace, they should be designed so that the beams are at least 30' from each other
in all directions. Otherwise, retailers cannot merchandise around the spaces, and again
the spaces don't get leased out.
(925) 381 8666
3527 MT. DIABLO BLVD, #487
LAFAYETTE, CA 94549
