RETAIL <br />REAL ESTATE <br />RESOURCES <br />RETAIL DESIGN STANDARDS FOR RETAIL IN VERTICAL MIXED USE BUILDINGS <br />• Retail spaces should only be REQUIRED at intersections of two main thoroughfares. <br />• Those spaces should be designed to be at least 55 ' deep (but no deeper than 60') x a <br />minimum 16.5' wide. <br />• The retail space, in vertical mixed use projects should have venting designed into the <br />vertical building. <br />• All the retail spaces should have access to a grease trap that meets health codes. This <br />normally means one full sized (at least 1500 gallons) grease trap for about 4000 sf of <br />retail space. <br />• Ceiling heights should have a clear height of at least 15'. <br />• Parking should be provided, at least 2.5/1000 and be easily accessible to the retail. <br />Please note that retail spaces whose only parking is behind the retail, but with no walk <br />thru space tend not to lease up. AS it requires a customer to walk around the entire <br />building to get to one of the retail spaces. If the retail spaces equal much more than <br />5000 sf, you should design a breeze way, or walk thru from the garage to the retail. <br />• Beams- While beams running thru the retail is difficult to get around in a vertical mixed <br />uses pace, they should be designed so that the beams are at least 30' from each other <br />in all directions.
