05/24/2010 <br /> Exhibit "B" <br /> GENERAL DESCRIPTION OF IMPROVEMENTS AND REQUIRED MAINTENANCE <br /> SEAPORT CENTRE MAINTENANCE DISTRICT <br /> The local public improvements to be operated and maintained consist of all of the <br /> public improvements and appurtenant facilities in said District which are located within <br /> public easements but not including those public improvements and appurtenances <br /> which are located in public streets or in streets dedicated to the public, described as <br /> follow: <br /> LEVEES. Any and all levees for the protection of the Seaport Centre project from <br /> inundation, any and all retaining walls, and any and all outboard rock slope protection <br /> facilities necessary for erosion control together with any and all appurtenances to any of <br /> the above now existing or hereafter to be constructed in or for said Seaport Centre <br /> project. <br /> STORM DRAIN SYSTEMS IMPROVEMENTS. Any'and all surface and subsurface <br /> storm drainage facilities, including, but not limited to, storm drain pump stations, storm <br /> drain mains, manholes with manhole frames and covers, and inlets and catch basins <br /> together with any and all appurtenances to any of the above now existing or hereafter to <br /> be constructed in or for said Seaport Centre project. <br /> WATER FACILITIES. Any and all water facilities, including, but not limited to, water <br /> mains, valves, tees, hydrants, services, meters and meter boxes, together with any and <br /> all appurtenances thereto now existing or hereafter to be constructed in and for said <br /> Seaport Centre project. <br /> SANITARY SEWER FACILITIES. Any and all sanitary sewer facilities, including, but <br /> not limited to, sanitary sewer mains, manholes with manhole frames and covers, <br /> cleanouts and laterals together with any and all appurtenances thereto now existing or <br /> hereafter to be constructed in and for said Seaport Centre Project. <br /> The costs and expenses of maintaining and operating these local public improvements <br /> includes the cost of necessary repairs, replacements, fuel, power, electrical current, <br /> care, supervision and any and all other items necessary for the proper maintenance <br /> and operation thereof. <br /> RESO.#15023 <br /> 2 <br />
