With the exception <br /> of tenant changes, all projects shall be required to bring adjacent <br /> sidewalk conditions into conformance with the Public Frontage <br /> Regulations in Sect'ion 2.4.3 for the appropriate corridor type as <br /> designated on the aublic Frontage Map. The method by which this <br /> requirement is to be met shall be determined by the Planning <br /> Manager/Designee. The available methods shall be as follows: <br /> • Width Exempted: The developer shall not be required to move the <br /> curb or set their building back in order to satisfy the Public Frontage <br /> Provision require�ment, however all other requirements in this <br /> Section, such as trees and lighting, shall be met. <br /> • In Lieu: A payment of $200 per linear foot of frontage shall be <br /> made to the City c�f Redwood City prior to the issuance of a building <br /> permit. At a later date the City shall construct all necessary Public <br /> Frontage improvements. <br /> • Reconstruction: The developer shall demolish and reconstruct the <br /> Public Frontage fior the entirety of the block or blocks which the <br /> project occupies to the extent necessary to meet the standards of <br /> this Section as determined by the Planning Manager/Designee, <br /> including widening the sidewalk by extending the curb line outward <br /> into the right-of-way if necessary.
