_ ....�,.. ��:.�. _ � _ _. _ F. Developez Public Benefit Contribution for Depot Circle Improvements , A portion of the Site lies adjacent to the Caltrain Station and property owned by the City. The City is in the process of planning for the development of its property, which is proposed to be a significant unifying urban landmark that will transform the area into a focal point and create a grand and welcoming entrance to the City for train passengers. Developer shall contribute $1,000,000 for development and installation of an iconic structure, public plaza or other civic use to be determined by City in its sole discretion, although City agrees to consult Developer and the developer of the Winslow Lot regarding the design and nature of the public improvements to be developed. G. Electronic SiQn As part of the Project, the parties may agree that the Project shall include an electronic sign on the Site in the event the City Council amends its existing sign ordinance to allow such a sign. The parties intend that the sign would be used by the City for up to twenty percent (20%) of the sign's operational time to provide government-related andlor public service messages. The terrns and conditions regazding the installation and use of the sign would be reflected in an amendment to the DDA. II. OBLIGATIONS OF THE CITY A. Culvert Relocation Prior to the close of escrow on the conveyance of the City Property to Developer, City, at its sole cost, shall be responsible for relocating the box culvert and utilities(if any) currently located on the City Property, in accordance with the plans and specif'ications entitled "Crossing 900," dated April 26, 2012.
