Following the Completion(as defined herein) of the Project, <br /> excluding any normal and minor building "punch-list" items to be completed by the Developer, <br /> the Developer may request that the City inspect the completed Project and issue a Certif'icate of <br /> Completion for the Project. As used in this Agreement, "Completion" shall mean the completion <br /> of a"warm shell"without tenant improvennent work including all of the following: <br /> (i) Base building electrical, mechanical, fire protection, and life <br /> safety systems distribution shall be in accordance with the plans and <br /> specifications approved by the City ("Approved Plans") for unoccupied <br /> ' off'ice space in a shell condition. All such systems shall be in good <br /> working order; <br /> (ii)The area intended far interior improvements shall be clean and free <br /> from any debris and material (unless tenant improvement work has <br /> commenced on the Site prior to Project Completion); <br /> (iii) Completed lobby level men's and women's toilet rooms and other <br /> common area rooms, if and as noted on the Approved Plans; <br /> (iv) Completed elevators, including call buttons. One elevator per <br /> building shall be operational and permitted through Cal OSHA for <br /> temporary use as a construction elevator. All other elevators shall be <br /> ' complete and ready for Cal OSHA inspection pending completion of the <br /> tenant improvement scope of work; <br /> (v) Completed electricaUtelephone rooms with code compliant <br /> transformers and distribution panels with breakers per the Approved <br /> Plans; <br /> (vi) Completed glazing at all floors, including fire s�ng at the perimeter <br /> and at all floors,to allow Developer to commence with wall layout at each <br /> floor. Building shall be in a"weatherproof' condition; <br /> (vii) Completed HVAC medium pressure vertical duct work. The loop on <br /> each floor shall be stubbed just outside the building core; <br /> (viii) All stairwells completed with all lighting and required fire and life <br /> safety systems; <br /> (ix) Completed conduit stubs for teiecommunications lines from the <br /> MPOE(i.e.,main point of entry); <br /> (x) Mechanical equipment room/penthouse completed, including fans and <br /> 36 <br /> 2013.118/BLOCK 2 HUNTER STORM <br /> REV:07-26-13 PT <br />
