09/22/2014 <br /> WHEREAS, the remaining MAD, before considering any new <br /> development requests, includes 1,261 dwelling units, 301,461 square feet of <br /> office, and 99,416 square feet of retail; and <br /> WHEREAS, in August 2014, the City accepted applications from <br /> developers requesting DTPP entitlements in amounts that, if building permits <br /> were approved, would exceed the MAD for office floor area. A total of <br /> approximately 489,214 net new square feet of office has been requested; and <br /> WHEREAS, the DTPP did not contemplate a scenario where multiple <br /> office applications would be submitted at essentially the same time. This creates <br /> uncertainty for applicants who will not know if building permits can be granted for <br /> their projects even though the project may have been "approved" following the <br /> DTPP procedures; and <br /> WHEREAS, the City Council wishes to provide certainty to applicants, to <br /> the extent possible, by clarifying the MAD and adopting a process by which net <br /> new office floor area would be "reserved" during the entitlement process. <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF <br /> THE CITY OF REDWOOD CITY AS FOLLOWS: <br /> SECTION 1. Downtown Precise Plan Floor Area Reservation Process- <br /> the City Council adopts the following process to "reserve" net new office floor <br /> area during the entitlement process. <br /> 1. The City may "reserve" the requested floor area of a complete <br /> application throughout the entitlement review process (per timelines specified <br /> below). That application can be processed under the DTPP.
