Final Map - Obtain approval and record a Final Map prior to building permit issuance. <br />All final maps shall include the lot configuration and proposed easements and conform <br />to the Subdivision Map Act and Chapter 30 of the Municipal Code. <br />[SDR][ENGINEERING] <br />17. Agreements - Prior to Final Map approval, enter into the following agreements in a <br />form acceptable to the City Attorney and the Community Development Director: <br />[COA][ENGINEERING] <br />a. A Landscape Maintenance Agreement for all assigned landscape areas in <br />public rights of way to be maintained. Maintenance items shall include, but are <br />not limited to, planting trees, shrubs, flowers, grass and all appurtenances <br />including irrigation systems and pedestrian scale lighting. <br />b. An Improvement Agreement to guarantee the installation of all improvements <br />required of the project and to provide for payment of all City inspection and plan <br />check charges associated with the installation of public and private <br />improvements, including, but not limited to, streets, sanitary sewers, water, <br />storm drains and street lights. <br />c. An Affordability Covenant ensuring that the units are deed -restricted to be <br />affordable to low-income households for a period of no less than thirty (30) <br />years, with resale restrictions, and that the units meet the requirements of <br />Section 18.272 of the Affordable Housing Ordinance. <br />d. An Equity Sharing Agreement pursuant to Government Code Section <br />65915(c)(2) that corresponds to the subsidy provided by the City unless it is in <br />conflict with the requirements of another public funding source or law. <br />e. CC&Rs including provisions for maintenance of and access to shared utilities, <br />stormwater treatment facilities, surface improvements, and common areas, <br />and an estimate of costs and proposed level of maintenance for each of the <br />activities identified. All property owners must be members. [COA][PLANNING] <br />f. An Affordability Agreement for a term of not less than fifty (50) years <br />pursuant to Section 18.257 of the Parks Impact Fee Ordinance. The <br />Affordability Agreement may be combined with the Affordability Covenant <br />described in Condition 17(c). [COA][PLANNING] <br />Reports and Survevs <br />18. Geotechnical Report - Include a geotechnical field review and reports for all grading <br />work, prepared by a licensed geotechnical engineer and in conformance with <br />Engineering Standards, Volumes II & III, CBC, and other State regulations.
