Landscaping is provided <br />between buildings in landscaped courts, overhead within the alley courts and <br />within a garden playground. <br /> <br />h) In the case of any commercial or industrial structure, the review authority <br />shall consider its proximity to any R District and shall consider the effect of the <br />proposed structure upon the character and value of the adjacent R District area; <br />Basis for finding: The Project does not involve any commercial or industrial <br />structure. The Project consists of all residential structures. <br /> <br />i) The provision of permeable areas and drainage design appropriate to capture <br />and treat stormwater runoff prior to its discharge from the site including, but not <br />limited to, the use of vegetated swales, landscape features, permeable pavement <br />materials, infiltration basins or engineered designs. <br />Basis for finding: The City’s Engineering division has reviewed the Project’s <br />landscape features and areas, and bio-swale areas to capture and treat <br />stormwater run-off prior to discharge from the site, and determined that the <br />Project would comply. <br /> <br />Section 6: Sign Permit (SP2014-12): In the exercise of its independent <br />judgement, the Council finds that: <br /> <br />a) The proposed signs are consistent with the Municipal Code and the General Plan. <br />Basis for finding: The proposed signs are of quality design that are compatible <br />with the contemporary architectural style of the development and reflect the <br />marine community. The sign material is durable and of high quality material. <br /> <br />Section 7: Additional Findings (pursuant to new Article 57 of the Redwood <br />City Zoning Code: In the exercise of its independent judgement, the Council finds <br />that: <br /> <br />a) The project design includes measures, if required after study and evaluation <br />that effectively mitigate air quality and noise impacts on the proposed residential <br />uses. Basis for finding: The EIR evaluated the potential noise and air quality <br />impacts on the proposed development. With implementation of insulation <br />measures and mechanical ventilation, the development will be consistent with the <br />City’s noise and air quality standards and will not result in a significant <br />environmental impact. <br /> <br />b) Section 8: Project Approval Subject to Conditions of Approval: <br /> <br />The City Council of the City of Redwood City hereby approves the Planned <br />Development Permit, Condominium Permit, Tentative Map, Architectural Permit and <br />Sign Permit, based on certification of a Final EIR, all applicable findings and <br />subject to the Conditions of Approval (Exhibit A) attached hereto and <br />incorporated herein by reference, and contingent upon the City Council’s adoption <br />of, and effective upon the effective date of, the Waterfront Ordinance and the Project <br />Ordinances.
