<br />6.10 <br />Page 23 <br /> <br />constructed or installed. <br /> <br />(e) Plate Glass Coverage, in an amount sufficient to replace every panel of <br />glass located within the Lease Area 1 B <br /> <br />(f) Such other insurance in such amounts which from time to time may be <br />reasonably required by the mutual consent of Lessee and Lessor against <br />other insurable risks relating to performance. <br /> <br />The insurance and the coverage referred to under (a) and (b) of this <br />paragraph shall be endorsed to include the Lessor and City, their <br />respective governing bodies, officers, agents, employees and volunteers <br />as an additional insured. Such a provision, shall apply to products and <br />completed operations hazards as well as ongoing operations. Coverage <br />under (a) and (b) above shall also be endorsed to be and not have any <br />right to contribution from other insurance or coverage procured for, or on <br />behalf of, the Lessor. Lessee, upon the execution of this Lease <br />Agreement, shall furnish Lessor with Certificates of Insurance evidencing <br />compliance with all insurance requirements. Copies of the additional <br />insurance endorsements, insurance endorsements, as well as <br />endorsement providing thirty (30) day advance written notice to Lessor of <br />any modification, change or cancellation of any of the above insurance <br />coverage. The coverage required herein shall not limit the liability of <br />Lessee, its officers, agents, or employees. <br /> <br />29.2 Lessee's Failure to Maintain Insurance. Lessee agrees that if Lessee does not <br />maintain any insurance policy required under this Agreement or fails to pay any <br />premiums when due, Lessor may, at its election, either terminate this Agreement, <br />require that the Premises be immediately closed for business pending <br />reinstatement of insurance by lessee, or obtain the necessary insurance and pay <br />the premium and the repayment thereof shall be deemed to be additional rent <br />due by the Lessee and payable on the next date upon which a payment of rent is <br />due. <br /> <br />30. BUSINESS LICENSE <br />30,1 Prior to the opening date, Lessee must obtain a valid Redwood City Business <br />License. <br /> <br />31. TERMINATION <br />31.1 Lessor may terminate this Agreement by giving written notice to Lessee at least <br />thirty (30) days prior to the intended termination date. <br /> <br />31.2 Opportunity to Cure Non-Monetary Breach. Lessor's notice to terminate must <br />state the non.monetary terms that the Lessee has breached, and must provide <br />Lessor with 15 days to cure the breach. If the breach cannot be cured within 15 <br />days, the Lessee shall notify the Lessor of the reasons why the breach cannot be <br />cured within the 15 day period, and shall propose a specific plan and schedule to <br />cure the breach.
