7/2004 <br />EXHIBIT C <br />Marina Shores Village <br />General Plan Amendment <br />Page 6 -5 of the 1990 City of Redwood City Strategic General Plan is mended by <br />adding the following underlined language: <br />High Density Residential: Land to be developed with high density residential projects <br />consisting of moderate and high rise structures normally located djacent to <br />employment centers. Densities are approximately 20 -40 units per net acre. The zoning <br />classifications to be expected are R -4 and R -5. <br />The City may allow a site's density to be increased to a net density over and above 40 <br />units per net acre if such a density is proposed as part of a Precise Plan and if the <br />project would demonstrate three or more of the following features: <br />• Superior mixed use design <br />• Incorporation of affordable housing <br />• Incorporation of public or community facilities <br />• Transportation demand management <br />• Innovative use of shared parking <br />• Efficient and innovative use of infrastructure and renewable resou <br />Atty /Reso /Reso.1453 14591 <br />051904 /DB /cls Muff # 304 Bin 26 <br />
