A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDWOOD CITY AMENDING THE COST RECOVERY POLICY FOR THE PROCESSING OF PLANNING RELATED APPLICATIONS FOR MAJOR PROJECTS TO REDUCE THE HOURLY BILLING RATE; AND TO EXEMPT THEREFROM: SINGLE FAMILY HOME ADDITIONS OR ALTERATIONS; AND CONSTRUCTION OF A SINGLE FAMILY HOME THAT IS NOT PART OF A LARGER SUBDIVISION OR DEVELOPMENT APPLICATION ON A LOT OF ONE QUARTER (114) ACRE (10, 890 SQUARE FEET) OR MORE OF LAND.

01/24/2005 <br />shall conform to the requirements of Article 48 of the Zoning Ordinance <br />and any required appeal fee. The City Council's decision shall be final. <br />4. Complete Application <br />No application filed under this Policy shall be deemed complete if not <br />accompanied by the Application Deposit estimated by the Planning <br />Director. <br />5. Monthly Statements <br />If requested by the applicant in writing, the Planning Director shall provide <br />monthly expense statements to the applicant. <br />6. Additional Deposit <br />a. Planning Director Estimate <br />At the point sixty five percent (65 %) of the Application Deposit has been <br />expended and the Planning Director estimates that the remaining balance <br />will be insufficient to complete the project, s /he shall request a further <br />deposit of funds from the applicant based upon the procedure described in <br />section C. 1-4 of this policy. <br />b. Appeal <br />If the applicant objects to the additional amount of the Application Deposit <br />they may, within seven (7) calendar days of being informed of the <br />additional Application Deposit, appeal the additional deposit in the manner <br />s described in paragraph D.3 above. During the period of any such <br />appeal, the review of the project shall be held in abeyance until the appeal <br />is resolved. <br />7. Non - Payment <br />If the applicant neither pays nor appeals the deposit of an additional <br />Application Deposit, the Planning Director shall make a report of such <br />non - payment to the City Council. The applicant will be given the <br />opportunity to respond and the Council at that time may declare the <br />amount owed past due and the City may collect such amount by use of <br />any available legal means. <br />8. Unused Deposit <br />When the project review period is complete, the Planning Director shall <br />either return any unused funds to the applicant or request additional funds, <br />with a statement of expenditures. The final statement and any return of <br />funds shall be made no later than ninety (90) days from the end of the <br />Project Review Period. <br />Atty /Reso /Reso.1509 14622 <br />011305 6 Muff # 301 <br />
