03/27/2007 <br />EXHIBIT B <br />Downtown Precise Plan <br />General Plan Amendment <br />Page 6-4 (Land Use Definitions) of the 1990 City of Redwood City Strategic General <br />Plan is amended by adding the following language: <br />Downtown Mixed-Use: Land to be developed with a wide-range of <br />commercial and residential land uses as well as civic amenities. <br />Acknowledging that this is the downtown core of the City, height limits will be <br />greater than in surrounding areas. Development intensities and densities <br />shall not be limited on individual parcels, but rather throughout the <br />designated area overall. The zoning classification to be expected is Planned <br />Community District ("P") associated with the Downtown Precise Plan. <br />Downtown Mixed-Use Expansion Blocks: Land to be developed with a wide <br />range of commercial and residential land uses as well as civic amenities if <br />such properties are included in the development of abutting lands within the <br />"Downtown Mixed-Use" Land Use Designation. In such a case, intensities <br />and densities will be attributed to the Downtown Mixed-Use area overall. <br />Alternately, land will be developed with moderate and high-rise residential <br />structures as in the "High Density Residential" Land Use Designation at a <br />maximum density of 40 units per net acre. The zoning classification to be <br />expected is Planned Community District ("P") associated with the Downtown <br />General Expansion Zone in the Downtown Precise Plan. <br />Atty/Reso/Reso.1687 14770 <br />20607 Muff # 613 <br />
