Demised Premises. <br /> <br />Lessee hereby rents from Lessor 5333 square feet of rented <br /> <br />space. <br /> <br />2. Term. <br /> <br />Lessee agrees that the term of this Lease shall extend <br /> <br />from November 1, 1984 to October 31~ 1986, and may be renewed <br /> <br />for the period November 1, 1986 to October 31, 1987 at the <br /> <br />option of Lessee. <br /> <br />3. Rent. <br /> <br />Lessee agrees to pay Lessor rent during the term hereof <br /> <br />for the demised premises, including common area, when due, <br /> <br />without demand therefore, at the fOllowing rental schedule: <br /> <br />November 1, 1984 - October 31~985. Total fixed rental <br /> <br />of Ninety-five Thousand Nine Hundred Ninety-four Dollars <br /> <br />($95,994.00), payable in equal monthly installments of Seven <br /> <br />Thousand Nine Hundred Nintety-nine and 50/100 Dollars <br /> <br />($7,999.50). <br /> <br />November 1, 1985 - October 31, 1986. Total fixed rental <br />of Ninety-nine Thousand One Hundred Ninety-three and 80/100 <br /> <br />Dollars ($99,193.80), payable in equal monthly installments of <br /> <br />Eight Thous~nd Two Hundred Sixty-six and 15/100 Dollars <br /> <br />($8,266.15). The above rental is based upon an annual <br /> <br />increase of five cents ($.05) per square foot. <br />
