That certain final map (including any dedications or <br /> <br />easements described therein) of Sandpiper Lagoon Unit No. 1 <br /> <br />Subdivision in the City of Redwood City, prepared by Brian, <br /> <br />Kangas, Foulk & Associates, consultant for Southwest Diversified, <br /> <br />Inc., managing partner and First Southwest Diversified Partners, <br /> <br />a California limited partnership, owners of record of said <br /> <br />subdivision, heretofore determined by the City Engineer as <br /> <br />conforming to the tentative map for said subdivision, is <br /> <br />approved, subject to the following conditions: <br /> <br />(a) Before the release of said final map by the City <br />of Redwood City ("City") for recordation, the owners or <br />subdividers (hereinafter "Owners" shall mean the owners or <br />subdividers, as specified in the application for approval of <br />the subdivision) of said subdivision shall enter into and <br />execute that certain proposed subdivision agreement on file <br />in the office of the City Clerk, entitled "Agreement for the <br />Improvement of Sandpiper Lagoon Unit No. 1 Subdivision" <br />wherein Owners, in consideration of the approval of said map <br />by City, shall agree to construct and complete in the time <br />specified in said agreement, all improvements required of <br />Owners under the provisions of Chapter 30 of the Code of the <br />City of Redwood City, being the subdivision regulations of <br />said City, and such other improvements designated or <br />mentioned in said agreement. <br /> <br />(b) Before the release of said final map by City for <br />recordation, the Owners shall furnish to City and file with <br />the City Clerk a good and sufficient security in a form <br />subject to the approval of the City Attorney, securing the <br />faithful performance of said Owners of all work and <br /> <br />1 0 649 <br />
