01/09/2017 <br />Sec. 12.18. SECTION 903.2.13 ADDED: <br />Section 903.2.13 is hereby added to read as follows: <br />903.2.13. Automatic Sprinkler Systems. In addition to the requirements for Automatic <br />Sprinkler systems in this Code or the provisions of any other Code of the City, approved <br />automatic sprinkler systems shall also be installed in the following buildings or structures: <br />(a) New Buildings: All new buildings or structures with the exception of one and <br />two family residential home, with a total floor area of three thousand (3,000) <br />square feet or more. One and two family residential homes shall be protected <br />fully by an automatic fire sprinkler system in accordance with NFPA Standard <br />13D regardless of the square footage, and shall also be installed as in <br />accordance with the Redwood City Building Code for such occupancies, <br />including Accessory Dwelling Units, aka ADU's. <br />(b) Existing Buildings: <br />1)Group R-3 occupancy dwellings and structures which add one thousand <br />(1,000) square feet or more floor area, or are demolished to the foundation or <br />structural framework. <br />2) All other buildings or structures which add floor area so that the floor area <br />of the existing building plus the floor area of the addition is three thousand <br />(3,000) square feet or more. <br />(c) Change in Occupancy Group: When there is a change in occupancy group <br />or use from a less hazardous to a more hazardous occupancy group or use. <br />(d) Limited area sprinkler systems: Existing Group R-2 occupancies, (apartment <br />buildings) that have ground level, open parking garages, located below <br />apartment units, and have direct access to a public way, will be required <br />to install such a system as per section 903.3.8, when a permit for the <br />installation of a new roof (re -roof), has been issued by the City of Redwood <br />City. Limited area sprinkler systems are exempt from fire department fees and <br />are permitted to be supplied off of the buildings domestic water system. <br />(e) Effective July 1, 2020, all multi -unit residential buildings, regardless of when <br />constructed, classified as R-2 as defined by the State of California Building <br />Code, with four units or more and lacking a City permitted Automatic Sprinkler <br />System. In recognition that multi -unit residential buildings permitted prior to <br />July 1, 1989, were not required to install Automatic Sprinkler Systems, the Fire <br />Marshal may approve alternative methods and means of fire suppression <br />when requested by a property owner, provided that the Fire Marshal finds that <br />the requested alternative method and means meets the intent of this section <br />and serves to preserve and promote life, health and safety. <br />Sec. 12.19. SECTION 903.4.4 ADDED. <br />Section 903.4.4 is hereby added to the Fire Code to read as follows: <br />903.4.4. Zone Transmittal.
