It will also in- <br /> clude pedestrian and bicycle ways that extend the Bay Trail <br /> through the Precise Plan Area. As illustrated by the <br /> Blomquist Roundabout Concept on the following page, in <br /> addition to a new Redwood Creek bridge, anticipated ele- <br /> ments of the project include a roundabout at Bair Island Road <br /> and a pedestrian/bicycle undercrossing at US 101. <br /> 3. Private Streets - A minimum of 80% of private interior streets <br /> shall provide curbside parking on at least one side; a mini- <br /> mum width of 30' is required. A maximum of 20% of interior <br /> streets may not provide curbside parking, to include por- <br /> tions of streets on channel bridges, special esplanade front- <br /> ages, etc. Minimum sidewalk width shall be 6'. Deciduous <br />Building entrances should be located at regular intervals along streets street trees shall be located in sidewalks and/or parking <br /> pocket bump outs at approximately 30' on center. Attractive, <br /> and pedestrian ways. pedestrian-scale street lights shall be provided along side- <br /> walks and/or on building-mounted brackets at approxi- <br />ented public spaces. In some instances, sidewalk improvements <br />listed below would extend beyond public rights-of-way on to <br />private properties. Bair Island Road - Bair Island Road shall be widened to pro- <br /> vide curbside parking and bike lanes. Frontage improve- <br /> ments shall include a 6' curbside planting strip and 10' side- <br /> walk. Deciduous street trees shall be provided in the plant- <br /> ing strip at a spacing of approximately 35' on center along <br /> residential, office, or hotel frontages, and approximately 50' <br /> on center along commercial retail frontage. Attractive, pe- <br /> destrian-scale street lights shall be provided in the planting . <br /> strip at approximately 100' on center. <br />2.
