requirement for second story additions in residential zoning, therefore no <br />Architectural Permit finding or zoning district development standard regulates <br />potential shadows or lack of sun exposure onto neighboring properties. <br />C. Privacy - The appellant asserts that the rear stairway and landing would be <br />utilized as a de facto deck and therefore infringe on privacy. <br />Response: The appellant's property and the subject property share an interior <br />side lot line. The stairway and covered landing are parallel to the rear lot line <br />rather than the interior side lot line. This configuration along the rear property <br />line would therefore be less than impactful than along the side property line. <br />No decks or porches are proposed and the stairway landing is not larger than <br />standard landings. Further, the current zoning and accessory dwelling unit <br />requirements do not have specific codified regulations pertaining to privacy. <br />5. The Planning Commission hereby denies the appeal by Ben Gryn, and, <br />therefore, the decision of the Zoning Administrator approving the Architectural Permit <br />is upheld. <br />6. In denying the appeal and upholding the Zoning Administrator's decision, the <br />Planning Commission adopts the findings set forth herein, and adopts the conditions <br />of approval attached hereto as Exhibit A and incorporated herein by reference. <br />7.
