The site is located within an urbanized setting and is currently developed with a <br />commercial use, which would be replaced with the proposed residential development. <br />The proposed tentative map and associated improvements would not pose substantial <br />environmental damage, injure fish, wildlife, or habitat, or cause serious public health <br />problems. <br />d. The design or improvements of the proposed subdivision will <br />conflict with essential public easements for access through, or use <br />of, property within the proposed subdivision, unless acceptable <br />alternate public easements will be provided. <br />The proposed tentative map and associated improvements would not conflict <br />with essential public easements for access through, or use of, property within the <br />proposed subdivision. There are no existing public easements, and a proposed public <br />easement would permit a public sidewalk on a portion of the property. <br />e. The reasons submitted for the granting of any exceptions applied <br />for do not comply with requirements for findings described <br />in Section 30.69, and the tentative map is deemed not workable <br />without the granting of such exceptions. <br />No exceptions from subdivision requirements are requested and the tentative <br />map is workable without the granting of exceptions. <br />f. Such other findings of conflict with written public policy or with the <br />public interest as the Planning Commission may determine. <br />The proposed project does not conflict with any written public policy or with the <br />public interest. <br />Section 6. Tentative Map TM2019-004: Pursuant to Government Code Section <br />66473.5, the Planning Commission finds that the proposed subdivision, together with <br />the provisions for its design and improvement, is consistent with the General Plan as <br />described in the staff report. <br />Section 7. Planned Development Permit PD2019-006: Pursuant to Zoning <br />Ordinance Section 46.5, the Planning Commission finds that approval of a Planned <br />Development Permit is appropriate for the proposed Project, as follows: <br />A. Permit Finding. Decisions regarding a Planned Development Permit <br />shall be based upon the purpose statement in this section.
