'. <br /> <br />January 14,2008 <br /> <br />SUBJECT <br />Subdivision Agreement - Lincoln Avenue Townhomes (Peninsula Habitat for Humanity, <br />Inc.) <br /> <br />RECOMMENDATION <br />Approve the Subdivision Map for Lincoln Avenue Townhomes, accept the dedications, <br />and approve and authorize execution of the Subdivision Agreement. <br /> <br />BACKGROUND <br />On April 4, 2007, the Planning Commission approved the Tentative Map and Planned <br />Development Permit for the Lincoln Townhomes at 122 Lincoln Avenue. The subdivider, <br />Peninsula Habitat for Humanity, Inc., is ready to record the Final Subdivision Map for <br />Lincoln Avenue Townhomes. <br /> <br />The subdivision consists of the construction of eight "townhouse" style, air space <br />condominium units with a common lot and a new open space amenity. The subdivider <br />has completed the requirements in Chapter 30 of Municipal Code for conversion to <br />condominium. <br /> <br />The subdivider's engineers, Renner Surveying and Engineering, have completed the <br />Improvement Plans and Final Map respectively, in accordance with the Conditions of <br />Approval, Subdivision Map Act, Redwood City Ordinances, and to the satisfaction of <br />Engineering & Construction Services. <br /> <br />Faithful Performance and Labor & Material Bonds, each in the amount of $345,000.00, <br />are required to be posted for the subdivision improvements, prior to the recordation of <br />the Final Map. <br /> <br />The subdivider offers dedication of easement for public service and emergency access. <br /> <br />A complete copy of the Subdivision Agreement is available for review in the City Clerk's <br />office. <br /> <br />AL TERNA TIVES <br />Council may choose not to approve the subdivision. <br /> <br />FISCAL IMPACT <br />All work associated with this project is being paid for by Peninsula Habitat for Humanity <br />Inc. There is no fiscal impact to the City, other than costs related to the City's required <br />maintenance of the public improvements after the improvements are accepted. <br />
