Developer is the current fee owner of that certain real 'property consisting of <br />approximately 0.8 acres located within the City of Redwood City, County of San Mateo, State of <br />-California,. described in Exhibit A, attached hereto and incorporated herein by reference .(the "Property"). <br />B . On May 15, 2015, the Planning Commission of the City of Redwood City ,adopted, <br />among other approvals, Resolution No. 15-08, approving the Vesting Tentative Parcel Map for the 1305 <br />El Camino .Real Project (`Project"), prepared by Talus, Inc. and dated May 6, 2015 ("Tentative Map"), <br />subject to certain conditions of approval ("Conditions'l. <br />C . The Conditions require either '(1) that certain public improvements for the Project be <br />constructed prior to approval ,of the parcel map ("Final/Parcel Map"), or (2) -that .Developer enter into an <br />agreement with City providing for the future construction of such public.improvements. - - <br />D . Developer has submitted the'Final Map and applied to City for Final. Map approval <br />without having completed the required public -improvements and, therefore, will enter into an agreement <br />with City providing .for the future construction and installation of such public improvements, as required <br />by Government Code section 66462(a)(1). <br />E . Developer has submitted to City plans, specifications and drawings entitled Improvement <br />Plans for Greystar = Redwood City 137, prepared by Talus, Inc. and dated , 20(the <br />"Improvement Plans"), which, in addition to other 'improvements, provide for certain on-site public <br />iriiprovements consisting of street and street light improvements, storm drain systems, dornestic water <br />systems andsanitary sewer systems for the Project (collectively, "Improvements"). <br />F.
