11/25/2019 <br />903.2. - Where required. Approved automatic sprinkler systems in new buildings and <br />structures shall be provided in the locations described in sections 903.2.1 through <br />903.2.13. <br />Sec. 12.18. - SECTION 903.2.13 ADDED: <br />Section 903.2.13 is hereby added to the Fire Code to read as follows: <br />903.2.13. - Automatic Sprinkler Systems. In addition to the requirements for Automatic <br />Sprinkler systems in this Code or the provisions of any other Code of the City, approved <br />automatic sprinkler systems shall also be installed in the following buildings or structures: <br />A. New Buildings: All new buildings or structures with the exception of one and <br />two family residential dwellings, with a total floor area of three thousand (3,000) <br />square feet or more. One and two family residential dwellings shall be protected <br />throughout by an automatic fire sprinkler system in accordance with Section <br />903.3.1.3 of the California Fire Code regardless of the square footage, and shall <br />also be installed in accordance with the Redwood City Building Code for such <br />occupancies. Accessory Dwelling Units (ADUs) are required to have an <br />automatic fire sprinkler system installed in accordance with Section 903.3.1.3 <br />of the California Fire Code if it is attached to a structure that has fire sprinklers <br />installed or is required to have fire sprinklers installed due to mitigation for non- <br />compliance with other sections of this code. <br />B. Existing Buildings: <br />1. Group R -3 occupancy dwellings and structures which add one thousand <br />(1,000) square feet or more floor area, or are demolished to the foundation <br />or structural framework or made otherwise uninhabitable. <br />2. All other buildings or structures which add floor area so that the floor area of <br />the existing building plus the floor area of the addition is three thousand <br />(3,000) square feet or more. <br />C. Change in Occupancy: When there is a change in occupancy group or use <br />from a less hazardous to a more hazardous occupancy group or use. <br />D. Limited area sprinkler systems: Existing Group R -2 occupancies, (apartment <br />buildings) that have ground level, open parking garages, located below <br />apartment units, and have direct access to a public way, will be required <br />to install such a system as per section 903.3.8, when a permit for the <br />installation of a new roof (re- roof), has been issued by the City of Redwood <br />City. Limited area sprinkler systems are exempt from fire department fees and <br />are permitted to be supplied off of the buildings domestic water system only if <br />the system can satisfy the requirements of Sections 903.3.8.1 through <br />903.3.8.5 of the California Fire Code. <br />ATTY /ORD.501 /CC ORDINANCE FIRE CODE ADOPTION 2019 ORDINANCE NO. 2469 <br />REV: 11 -19 -19 RL MUFF NO. 305 <br />Page 7 of 12 <br />
