7.A. - Page 29 of 40 <br />4(b) of this Contract through the entire term of this Contract, including any renewal <br />terms. <br />b) Owner shall maintain and preserve the Historic Property and its character <br />defining features throughout the term of this Contract according to certain standards and <br />requirements. Such standards and requirements include the City Minimum Standards; <br />the Secretary's Standards; the OHP Rules and Regulations; the State Historical Building <br />Code as determined applicable by City; Chapter 40 of Redwood City Code; all applicable <br />building safety standards; and the requirements of City's Planning Manager, Historic <br />Resources Advisory Committee, Planning Commission and City Council. Character <br />defining features include, but are not necessarily limited to, the general architectural <br />form, style, materials, design, scale, details, mass, roof line and other aspects of the <br />appearance of the exterior and interior of the Historic Property. All maintenance and <br />preservation required by this paragraph shall be performed at Owner's own cost and <br />expense. <br />C) Owner shall, whenever necessary throughout the term of this Contract, <br />restore and rehabilitate the Historic Property to conform to the City Minimum Standards; <br />the Secretary's Standards; the OHP Rules and Regulations; the State Historical Building <br />Code as determined applicable by City; Chapter 40 of the Redwood City Code; all <br />applicable building safety standards; and the requirements of City's Planning Manager, <br />Historic Resources Advisory Committee, Planning Commission and City Council.
