EXHIBIT A <br />SCOPE OF SERVICES AND FEE <br />I. Scope of Services <br />The Contractor shall provide elevator maintenance services for all elevators, incline lifts and chair <br />lifts owned by the City. There are sixteen (16) locations owned by the City: twelve (12) hydraulic <br />elevators, three (3) wheelchair lifts, and one (1) material lift in the City. <br />A. Contractor Competence Requirements <br />During the term of this Agreement, the Contractor shall satisfy and maintain the following criteria: <br />1. The Contractor shall have a current license to perform the work in conformance with the <br />provisions of the State Business and Professions Code. <br />2. The Contractor shall have satisfactorily performed other contracts of a similar nature and <br />magnitude and shall have been in business at least ten (10) years. <br />3. The Contractor shall have the requisite skilled and experienced elevator mechanics and <br />adjusters under its direct employment and supervision. <br />4. The Contractor shall certify that a member of its supervisory personnel regularly engaged in <br />inspection and supervision will visit each listed elevator at least semi-annually to observe the <br />quality of maintenance and to make certain that the quality of maintenance meets the specified <br />standards. The supervisor shall report his/her findings in writing to the City's Facilities <br />Manager. <br />5. The Contractor shall have the necessary access to repair parts so they can be obtained within a <br />maximum of two (2) business days, in order to minimize elevator downtime. <br />6. The Contractor shall have a call center that is available 24 hours per day, 365 days per year, <br />which can dispatch technicians to the site within the specified time allowed. <br />B. Preliminary Inspections and Repairs <br />Contractor, prior to submitting its bid, conducted an industry -standard visual examination of the <br />listed elevators and lifts. An examination of this nature is insufficient to determine the condition <br />of the equipment or to what extent contractual performance standards are being met. As such, <br />Contractor shall have 45 days from the Effective Date of this Agreement to conduct an in-depth <br />examination of the equipment and to submit a proposal for the recommended repairs that will be <br />reasonably necessary in order for Contractor to provide full coverage of the equipment under this <br />Agreement. Such proposal shall include a recommended scope of work and price for each elevator <br />or lift. <br />C. Preventative Maintenance Requirements <br />1. The Contractor shall systematically examine, adjust, clean, and lubricate the elevators in <br />accordance with the manufacturer's specified preventative maintenance schedule. <br />2. The Contractor shall assign primary and backup technician(s) to this account. An account <br />representative shall also be assigned to be the contact for communications regarding the <br />contract. <br />REV: 11-27-19 EI <br />
