By motion, approve Parcel Map No. 2018-001 for the development at 49 Orchard Avenue; and <br />2. By motion, approve and authorize the City Manager to execute a Subdivision Improvement <br />Agreement with 49 Orchard, LLC. <br />STRATEGIC PLAN GUIDING PRINCIPLE <br />Housing <br />BACKGROUND <br />The project includes the subdivision of one existing parcel totaling 0.36 acres into a 3 -lot, single family <br />home development. On July 28, 2017, the Subdivision Committee conditionally approved the Tentative <br />Map for the 49 Orchard Project. This approval was extended by the Acting Community Development <br />Director on July 17, 2019. <br />ANALYSIS <br />The developer's engineer completed the parcel map, improvement plans, and specifications compliant <br />with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction of the City <br />Engineer. The parcel map creates a three -lot subdivision located within the R-2 Zoning District. One of <br />the proposed lots contains an existing home, which has a current water service line and sewer lateral to <br />remain. Utility improvements include new water and sewer services for the two new lots.
