6.E. - Page 72 of 81 <br />RECORDING REQUESTED BY <br />AND WHEN RECORDED RETURN TO: <br />The City of Redwood City <br />1017 Middlefield Road <br />Redwood City, CA 94063 <br />Attn: City Manager <br />Fee Exempt -Gov't Code § 27383 <br />(Space above for Recorder's Use) <br />SHARED PARKING COVENANT <br />THIS SHARED PARKING COVENANT ("Parking Covenant") is made and entered into <br />as of ("Effective Date") by and between the CITY OF REDWOOD CITY, a <br />charter city and California municipal corporation ("City") and WINDY HILL PV FIVE CM, LLC, a <br />California limited liability company ("Developer"). <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.416 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit "A", attached hereto and incorporated herein by reference (the <br />"Property"). <br />B. The Property is located within the Downtown Medical Campus Precise Plan ("Kaiser <br />Precise Plan"), and adjacent to the Downtown Precise Plan ("Downtown Precise Plan"). In <br />contrast to the Kaiser Precise Plan, the Downtown Precise Plan has certain shared parking <br />requirements. <br />C. On February 19, 2019, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 19-01, approving development of 610 Walnut Street <br />("Project"), subject to certain conditions of approval ("Conditions"). <br />D. The Project consisted of a reduced amount of parking so long as the parking is "Shared <br />Parking" made available to the public as well as the project, consistent with the standards of the <br />Downtown Precise Plan, which Developer has voluntarily agreed to follow with respect to shared <br />parking requirements. The Project consists of 132 parking spaces provided in both standard parking <br />spaces and with a mechanical lift parking system. The applicant will make the parking available to <br />the general public during non -office hours. The Project includes an "Assisted Parking Program" <br />where valet attendants may need to be on-site as outlined herein to either direct drivers to spaces to <br />self -park or park driver's vehicles as a full valet service depending on the parking spaces that are <br />available. <br />E.
