6.13. - Page 69 of 177 <br />ROEMEXHIBIT C <br />DEVELOPMENT <br />October 10, 2018 <br />California Debt Limit Allocation Committee <br />California Tax Credit Allocation Committee <br />RE: Attachment 12-A1- Construction and Design Description <br />EXQUISITE DETAIL ON <br />A SOLID FOUNDATION <br />The 353 Main Street (APN 052-383-370) project is located in Redwood City, San Mateo County, <br />California. The project is located within the North Main Street Precise Plan. Geographically, the project <br />is located within walking distance of downtown Redwood City, with the project site directly adjacent to <br />Redwood Creek. The site area is 1.83 acres and is currently improved with a commercial building <br />serving several businesses. All existing structures will be delivered vacant and will be demolished <br />during site preparation. The project will be 100% residential with no commercial/retail space required. <br />353 Main Street is a 7 story, (5 stories of residential over 2 levels of above -grade parking) 100% <br />affordable housing community providing 125 apartment units at varying income levels. The project will <br />consist of 1 building with elevator service. The project will be wood -framed construction (Type V and <br />Type III) over a 2 level, above -grade concrete podium with garage access consisting of 182 parking <br />spaces and 42 bicycle racks. The project will be built to a minimum certification of USGBC LEED-H <br />Silver. Parcel subdivisions, merging, or lot line adjustments will not be needed for this project. The <br />exterior of the building will include of the following design elements: <br />• Stucco walls with stone features <br />• Vinyl window frames with stucco trims <br />• Fabricated mesh metal canopies <br />• Metal railing <br />• Precast corbel <br />• Wood trellises <br />• Manufactured umbrella awnings <br />• Tile roof <br />The on-site amenities that will be provided are as follows: fitness center, resident club room, <br />homework/computer room, resident services office, 2nd story resident deck above the leasing office, <br />and an amenity deck complete with a kid's play structure, communal + lounge seating, BBQ; s, fire -pit <br />with resident seating. ROEM will also be continuing the Redwood Creek trail that runs along the <br />backside of the property.
