-,4-3 _ ► l
The areas of green roofing are indicated on the attached Gneen Roof Area Plan. The area is comprised of
four sections having a total of 1,827 square feet. See the attached Exhibit entitled "LiveRoof Standard
System" by LiveRoof; LLC for a typical roof swion and details, The building is structurally designed to
handle the load and water -proofing. The additional loads that the green roof places on the structure have
been added to tl)e structural considerations and are included in the structural calculations.
The LiveRoof, LLC product including waterprk0ing membrane will be installed by Florasource. Ltd., an
authorized California rooftop installer of the LiveRoof products. LiveRoof product installation includes a
special membrane which will be installed by Florasourae, Ltd., in coordination) with Ow work of dte
general and roofing contractors of the projeL-i_
LiveReofMai ntenaape R"uirem"Is;
Maintenance of the green roof will be the responsibility of the project homeowner's association and
should follow the appropriate LiveRoof maintenance protocol,
IRRIGATION: Per manufacturer's specifications, in northern North America, irrigation is not needed to
keep the green roof alive during some summers provided it is populated with Sedums and contains a
minimum of 44" soil (LiveRoof Standard modules)_
BIWEEKLY WEED WALKS: Twice monthly, conduct an inspection of the green roof system, Simply
pull any and all weeds, before they have a chance to flower and set seed_ The goal is to catch them when
they are small and to prevent the development of a "sued bank" within the grow roof,
DISPLACED SOIL: Nesting birds can displace soil. Any displaced soil should immediately he replaced_
DRAIN INSPECTION: Roof drains should be inspected every two weeks and any debris, pebbles, or
leaves should be removed to keep drains flowing fncely_
PEST CONTROL: Occasionally pest insects such as aphids may show up and bother the plant material,
artd while not commonplace, fungal problems like mildew occasionally affect green roof plants. Most pest
problems are the result of an imbalance in the relationship of the pest organism and its natural biological
controls (beneficial insects like ladybugs and lacewings). Many pasts and fungal infirmities (like blight or
mildew) are usually triggered by unusual weather events that cause the pest to multiply faster than its
biological control. In time, the biological control usually catches up and most pest and disease issues tend
to be temporary in nattue. On the other hand, if persistent pest problems are detected, LiveRoof suggests
the use of organic, and natural biological control agents instead of conventional pesticides, Conventional
pesticides may run off into sensitive areas and might also damage roofing membranes. Consult a
professional prior to applying any biocontrol or pest or disease fighting agents,
WINTER MAINTENANCE: In areas of warm climate, the plants will likely be dormant or semi -dormant
daring winter, but the weeds will not be. Therefore, continue biweekly " ,Awd wallas" and inspections, and
activate or adjust any watering schedule as needed for changing weather.
DRAINAGE: Since LiveRoof requires no irrigation, existing roof drainage will be sufficient per the
LiveRoof manufacturer.
REV: 01-23-20 PR
ATTY/AGR.2020.012/Valera Fooksman (Page 16 of 16)
