8.A. - Page 11 of 21
FIGURE 2 — General Plan Map (609 Price Avenue)
-_ ,9
._ ►_
*MU-C—Mixed Use Corridor, MU -T— Mixed Use Transitional, 0—Commercial Office,
RC — Regional Commercial, HDR — High Density Residential
5. 603 Jefferson and 750 Bradford
Project Description: The proposed project would include two separate and adjacent parcels. On 750
Bradford, the project would be a 7 -story (94'-6"), 170,000 sq. ft. office building. At 603 Jefferson, the
applicant proposes a 5 -story (77'-3") residential building that would have 68 workforce housing units. The
building would be set over two levels of underground parking for the office, and parking on the ground
floor for the residents.
• General Plan: Mixed Use —Downtown
• Zoning: P (Downtown Precise Plan)
• Existing Use: Office and Redwood City School District Office
Strategic Priorities: The project addresses the following Council Strategic Priorities:
• 68 workforce housing units (Housing);
• Housing and jobs in close proximity to Caltrain and SamTrans (Transportation)
Discussion: The proposed project is located in the DTPP and would require a General Plan Amendment
and DTTP amendment for additional office sq. ft. and residential units. The workforce housing units would
be developed in partnership with the Redwood City School District (RCSD) and would be reserved for the
district's faculty and staff. If the housing units are not deed restricted to a certain affordability level, on-
site deed -restricted units or an additional affordable housing impact fee would be required. In addition,
having the workforce housing units in the City would ease commutes by providing housing for staff closer
to RCSD schools, and allow for teachers to participate in more school functions. There is an existing
concrete culvert on the southern portion of the Bradford site that may present some development
constraints and is informing the current parking configuration.
.MMIM .
City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org
92
