8.A. - Page 18 of 21 <br />Attachment C - Affordable Housing Calculations <br />Redwood City's Affordable Housing Ordinance requires that an affordable housing impact fee per <br />net sq. ft. be paid for certain, non-residential or small residential development projects: <br />Project Type <br />Fee <br />Duplex, Townhomes <br />$25/sq. ft. <br />-Single-Family, <br />Apartments and Condominiums <br />$20/sq. ft. <br />Office <br />$20/sq. ft. <br />Retail <br />$5/sq. ft. <br />Hotel <br />$5/sq. ft. <br />Certain projects are also exempt from paying the fee including residential projects with four units <br />or fewer, residential projects of 20 units or more (on-site units required), and non-residential <br />projects of 5,000 sq. ft. or less. For on-site affordable housing units, a rental project would be <br />required to provide 10% of the units at a moderate income level, 5% at the low level, and 5% at <br />the very low level. The required affordable housing impact fee has also been <br />calculated for information purposes, however staff expects that these projects would propose on- <br />site housing units in -lieu of the fee, unless otherwise noted. In addition, staff notes that the <br />calculations shown in this document are based on gross sq. ft. (instead of net sq. ft.). Typically, <br />an impact fee would be assessed against the net new development square footage.
