S.A. - Page 22 of 61 <br />3. 505 East Bayshore Road <br />Project Description: The project proposes 60 home ownership townhomes (23.6 du/acre), including 9 <br />units (16%) at a below market rate, provided at moderate income level. The project also proposes a new <br />public trail along the bay -shore and a new public easement for open space and recreation along a new <br />boardwalk. <br />• General Plan: Commercial Regional <br />• Zoning: General Commercial (CG) <br />• Existing Use: Industrial, Alan Steel & Supply Company (still operational) <br />Strategic Priorities: The project addresses the following Council Strategic Priorities: <br />• 9 below market rate ownership units (16%), provided at moderate income level (Housing); <br />• A new public trail to connect to the existing Bay Trail system with pedestrian and bicycle access, <br />through a new sidewalk (Transportation); <br />• Support of the Redwood City Education Foundation (RCEF) including donations to RCEF with the <br />closing of each new home (Children). <br />Additional community benefits include a new public easement for open space and recreation along a new <br />boardwalk, adjacent to the proposed public trail. The new boardwalk will connect with the proposed <br />improvements to the Syufy property, creating an inner trail system for the neighborhood. <br />Discussion: If directed for further study, staff would recommend a General Plan designation of Mixed Use <br />Waterfront Neighborhood, consistent with the neighboring 557 East Bayshore (Syufy) General Plan land <br />use designation, and a rezone to the Mixed Use Waterfront (MUW) zoning district for consistency. In line <br />with the MUW zoning district, the project may need to provide additional community benefits in order to <br />achieve the proposed density. The project is also subject to Bay Conservation & Development Commission <br />(BCDC) review and would need to meet those requirements. <br />4. 797 Arguello <br />Project Description: The project site is a 4,000 sq. ft. lot with an existing commercial uses on the ground <br />floor, and would be requesting a General Plan amendment to rezone the property to MUT to construct <br />two residential units above the existing commercial use.
