S.A. - Page 27 of 61 <br />9. 603 Jefferson and 750 Bradford (RCSD <br />Project Description: The proposed project would include two separate and adjacent parcels. On 750 <br />Bradford, the project would be a 7 -story (94'-6"), 170,000 sq. ft. office building. At 603 Jefferson, the <br />applicant proposes a 5 -story (77'-3") residential building that would have 68 workforce housing units. The <br />building would be set over two levels of underground parking for the office, and parking on the ground <br />floor for the residents. <br />• General Plan: Mixed Use — Downtown <br />• Zoning: P (Downtown Precise Plan) <br />• Existing Use: Office and Redwood City School District Office <br />Strategic Priorities: The project addresses the following Council Strategic Priorities: <br />• 68 workforce housing units (Housing); <br />• Housing and jobs in close proximity to Caltrain and SamTrans (Transportation) <br />Discussion: The proposed project is located in the DTPP and would require a General Plan Amendment <br />and DTTP amendment for additional office sq. ft. and residential units. The workforce housing units would <br />be developed in partnership with the Redwood City School District (RCSD) and would be reserved for the <br />district's faculty and staff. The housing units are not deed restricted to a certain affordability level, and <br />the residential development would require an additional affordable housing impact fee. In addition, <br />having the workforce housing units in the City would ease commutes by providing housing for staff closer <br />to RCSD schools, and allow for teachers to participate in more school functions.
