8.B. - Page 42 of 42 <br />CD -Apollo Rojas <br />From: Nico Posner <br />Sent: Wednesday, August 19, 2020 8:24 PM <br />To: CD -Apollo Rojas <br />Subject: RWC Planning Commission - Follow up <br />Follow Up Flag: Flag for follow up <br />Flag Status: Completed <br />Hi Apollo, <br />I'm a Redwood City resident and have a main house and ADU on my property which I have been using for short <br />term and long term rentals for several years. <br />I am disappointed that the Planning Commission meeting last night did not spend much discussion time on <br />grandfathering in residents like myself who have been using my ADU (legally, respectfully and registered with <br />Host Compliance) to supplement my income and housing related expenses. <br />I am very upset and concerned if the proposal goes forward to ban short term rental use of ADUs in Redwood <br />City, as I don't believe that will actually solve the housing problem and it will penalize my income (which I <br />depend on to pay my own mortgage and real estate taxes), in favor of (and transfer financial benefit to) a <br />theoretical long term renter. <br />I am supportive of new regulations imposed on new construction, as this makes sense that anyone considering <br />building a new ADU or upgrading an ADU can follow the new guidelines in their consideration of whether to <br />build and how to use it (and what income to expect if they will rent it out as a long term rental). <br />When I purchased my home in 2016, there were no regulations in place and I included short term rental income <br />in my financial equation on how I would afford to live here. I (and others in my situation), should be <br />grandfathered in to allow short term (and long term) rentals for my ADU. <br />Can you provide me with information about the date the Planning Commission recommendations on ADUs <br />(specifically focused on the short term rentals and new state regulations regarding new ADUs) will be discussed <br />at the upcoming City Council meeting, so that I may attend and voice my concerns in person? <br />Thank you, <br />Nico Posner <br />370 <br />
