Kenson Ventures and The Minkoff Group have engaged both Abode Communities and HIP Housing to develop and manage 60 units of service -enriched affordable family housing at 2529 Broadway. This development will help address the City's RHNA with 70% of the affordable rental homes serving extremely low- and very low-income households. The goal is also to serve families with children thus the majority of the apartment will be 2, 3, and 4 -bedrooms. This presents an exciting opportunity to bring affordable housing to such a dynamic and well -resourced location. It is incredibly challenging for nonprofit affordable housing projects to compete with market -rate land prices for sites that are located in such high -resource communities like Downtown Redwood City. Without the Kenson / Minkoff's partnership with HIP and Abode Communities, it would not be feasible to develop a 100% affordable housing project at 2529 Broadway. Abode Communities is a nonprofit social enterprise that has been rooted in community development throughout the State of California since 1968. Over its long history, Abode Communities has developed 47 properties throughout California and today serves more than 7,000 seniors, families, and individuals with special needs. More than an affordable housing provider, our work fosters a culture of housing inclusion by integrating families and individuals with neighborhoods so communities at -large can thrive. The proximity of 2529 Broadway to transit and amenities that are crucial to our residents' success makes this an incredibly exciting opportunity — one that would not be possible without the land donation facilitated by the development of 901 EI Camino Real.
