10/12/2020 <br />RESOLUTION NO. 15895 <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDWOOD <br />CITY TO INITIATE PROCEEDINGS TO AMEND THE GENERAL PLAN <br />AND THE DOWNTOWN PRECISE PLAN IN CONNECTION WITH THE <br />PROJECT AT 2300 BROADWAY AND 609 PRICE AVENUE <br />WHEREAS, an application has been submitted by Tishman Speyer (the <br />"Applicant"), to construct a mixed-use office and retail development at 2300 Broadway <br />and off-site residential development at 609 Price Avenue (the "Project"); and <br />WHEREAS, the Applicant seeks a General Plan Amendment to (1) allow an <br />increase in the maximum allowable development for office and residential units in the <br />Downtown, and (2) designate the property at 609 Price Avenue to Mixed -Use Corridor as <br />part of the entitlements for the Project (the "General Plan Amendment"); and <br />WHEREAS, the Applicant seeks a Downtown Precise Plan (DTPP) Amendment <br />to allow an increase in the maximum allowable development for office and residential <br />units in the DTPP area for the portion of the Project located at 2300 Broadway (the "DTTP <br />Amendment"); and <br />WHEREAS, the Applicant seeks a Zoning Ordinance Amendment to designate the <br />property to Mixed -Use Corridor Zoning District in the Zoning Map as part of the <br />entitlements for the portion of the Project located at 603 Price Avenue (the "Zoning <br />Ordinance Amendment"). The General Plan Amendment, the DTPP Amendment and the <br />Zoning Ordinance Amendment are collectively referred to herein as the "Amendments;" <br />and <br />WHEREAS, Redwood City Code Section 18.61 provides that the City Council may <br />adopt a resolution of intention to initiate proceedings to amend the General Plan; and <br />WHEREAS, Redwood City Zoning Ordinance Section 52.5(A) provides that an <br />interested party may request that the City initiate the amendment of a Precise Plan by <br />submitting said request to the Planning Director or designee. The interested party is the <br />Applicant, and the request of initiation is accompanied by materials supportive of the <br />request and showing the nature of the requested DTPP amendment that include <br />statements justifying why the proper functioning of the community requires the <br />amendment of the DTPP as proposed and why the amended DTPP is more suitable for <br />the area than the existing DTPP; and <br />ATTY/RESO.0105/CC RESO FOR GPAI FOR 2300 BROADWAY RESO.
