S.A. - Page 1 of 302 <br />/<�ik <br />Redwood <br />CitylCallifornia <br />Faunded 1867 <br />Ago/ <br />DATE: November 16, 2020 <br />SUBJECT <br />STAFF REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />South Main Mixed -Use Project — A mixed-use project including 530,000 sq. ft. of office, 540 residential <br />units (including 147 affordable units), 28,000 sq. ft. of retail, 8,400 sq. ft. of child care and 40,000 sq. ft. <br />of publicly -accessible open space. Requested entitlements include a Use Permit, Downtown Planned <br />Community Permit, Planned Development Permit, Vesting Tentative Map, Architectural Permit, <br />Affordable Housing Plan, Tenant Relocation Plan, and Bonuses, Concessions and parking ratios under the <br />State Density Bonus law. In addition, the applicant will be requesting abandonment of a segment of a <br />public street (Shasta) and acquisition of an adjacent remnant parcel, conversion of a public street to a <br />private street (Cedar), and acquisition of a City -owned parcel (1306 Main Street) pursuant to a Purchase <br />and Sale Agreement <br />RECOMMENDATION <br />1. Adopt a resolution adopting CEQA Findings of Fact, a Statement of Overriding Considerations, and a <br />Mitigation Monitoring and Reporting Program; and Certifying the Final Environmental Impact Report <br />(EIR); <br />2. Adopt a resolution approving an Architectural Permit, Planned Development Permit, Downtown <br />Planned Community Permit, Use Permit, Vesting Tentative Map, Concessions, Bonuses and Parking Ratios <br />under the State Density Bonus Law, and an Affordable Housing Plan; and <br />3.
