7.E. - Page 12 of 43 <br />1. Single Family Dwelling — Number. No more than one (1) accessory dwelling unit <br />and one (1) junior accessory dwelling unit may be located on the same lot that has <br />an existing or proposed single-family dwelling. Duplex and Multiple Dwelling — Number. At least one (1) accessory dwelling <br />unit within an existing duplex or multiple dwelling is permitted and additional dwelling <br />units of up to twenty-five (25) percent of the existing multiple dwelling units. <br />Accessory dwelling units shall be located in conversions of areas that are not used <br />as livable space, including, but not limited to, storage rooms, boiler rooms, <br />passageways, attics, basements, or garages. Not more than two (2) accessory <br />dwelling units detached from that multiple dwelling unit are permitted per lot, and are <br />subject to a height limit of 16 feet and four -foot (4) rear yard and side setbacks. <br />3. Density. Accessory dwelling units and junior accessory dwelling units do not <br />count toward the allowed density for the lot upon which the unit is located. <br />Accessory dwelling units and junior accessory dwelling units approved in compliance <br />with this article are a residential use that is consistent with the requirements of the <br />General Plan and zoning ordinance. <br />24. Location. Accessory dwelling units may be attached to, detached from, or <br />located within the living area an existing dwelling. Junior accessory dwelling <br />units must be located within the single-family home. <br />B. Accessory dwelling units shall be exempt from lot coverage <br />requirements of the underlying zoning district and rear yard coverage limitation in <br />Section 5.5 and Section 36.5(G). For the purposes of this article, attached aaraaes, <br />carports. and covered porches shall count towards lot coverage. <br />C. Building Height and Setbacks. <br />1. Setbacks. A four -foot side and rear yard setback is required for accessory <br />dwelling units. Except however, no setback is required for an accessory dwelling <br />unit located within existing livjna area or an existing accessory structure, or an <br />accessory dwelling unit that replaces an existing structure and is located in the same <br />location and to the same dimensions as the structure being replaced.
