<br /> <br />City of Redwood City <br /> <br />Land Use and Planning <br />The EIR will address the project's compatibility with the City's General Plan, Zoning <br />Ordinance, and any other planning or policy documents that relate to development of <br />the subject property. The EIR will also address the project's compatibility with the <br />surrounding single-family residential development. <br /> <br />Noise <br />MHA I RMT will be assisted by Illingworth & Rodkin in assessing the potential noise <br />impacts of the project. The analysis in the EIR will quantify existing noise levels, <br />calculate future noise levels (particularly construction noise and additional traffic noise <br />generated by the new residences), assess project noise impacts, and address any <br />mitigation measures that could reduce the noise impacts of the project. <br /> <br />Public Services <br />The EIR will include an analysis of whether local police, fire, and other emergency <br />services have the capacity to serve the 18 proposed residences at the project site, and <br />whether the proposed roadway will provide adequate access for these services. <br />MHA I RMT will also analyze the capacity of the local school system to absorb the <br />demand likely to be created by the addition of 18 new residences on this site. <br /> <br />Traffic and Transportation <br /> <br />The proposed residential development would add additional traffic trips to the existing <br />cul-de-sac, and could result in adverse traffic impacts in the area. MHA I RMT will be <br />assisted by OmniMeans, a transportation consulting firm, in determining the amount of <br />traffic that would be generated by the development, the impacts of this new traffic on <br />roadway segments and intersections, traffic safety issues such as vehicle and pedestrian <br />visibility along Laurel Way, emergency vehicle access, and the project parking design <br />and adequacy. Where appropriate and possible, the EIR will include mitigation <br />measures that could reduce the project impacts on traffic and transportation to a less <br />than significant level. <br /> <br />Utilities <br />MHAI RMT understands that no utilities currently serve the project area. MHA I RMT <br />will investigate the specific infrastructure improvements that would be required to <br />provide water, wastewater, electricity, trash and recycling collection, and other utility <br />services to the site, and whether the utility companies that supply these services have <br />the capacity to serve the project site. <br />aElement 2.1.
